What the mortgage payoff calculator estimates

This tool compares your current principal-and-interest payment plan with a plan that adds extra money toward principal. It is meant to show the direction and size of the difference—not replace your lender’s official payoff statement.

Payoff time

The calculator estimates how many monthly payments it may take to bring the entered balance to zero at the entered interest rate.

Extra payments

A recurring extra payment and a one-time extra payment reduce principal sooner, which can shorten the estimated payoff period.

Estimated interest

The comparison shows how paying principal sooner may reduce total interest over the remaining life of the loan.

Mortgage payoff questions worth knowing

Should I enter my total mortgage payment?

Use the principal-and-interest portion when possible. Property taxes, homeowners insurance, HOA fees and other escrow items do not pay down the loan balance.

Will my lender apply extra money to principal?

Lender procedures vary. Before sending extra money, check how your servicer applies additional payments and whether you need to mark them as principal-only.

Why might my lender’s payoff date be different?

Actual loan calculations can differ because of payment timing, daily interest conventions, fees, escrow, rounding and the exact terms of your mortgage.

Is paying the mortgage early always the best choice?

Not necessarily. Emergency savings, higher-interest debt, retirement goals, taxes and other priorities can matter too. This calculator helps compare the mortgage math so you can consider it alongside the rest of your financial picture.
